Orientation
- Review applicable laws of agency, including disclosure issues, “Buyer - Agent” representation, etc...
- Finalize Buyer-Agent relationship with you, including clear roles and responsibilities and expectations.
- Present a step-by-step overview of the buying process to you, from searching for homes through settlement.
- If interested, will provide analysis of renting versus buying.
Identifying Needs and Financial Considerations
- Strategize with you regarding your search and relocation area criteria and interests, such as neighborhoods, schools, commuting distance, shopping and social activities.
- Provide relocation information and other orientation (brochures, maps, neighborhood information, etc…) for your areas of interest.
- Identify specific home interests, such as type of property, style of home, number of bedrooms and baths, acreage, and other amenities.
- Conduct preliminary pre-qualification to determine initial price range for home searches.
- Assess your specific budgetary considerations and desires to tailor my services.
- Provide referrals for mortgage lenders.
Finding the Perfect Home
- Provide a thorough review of the Multiple Listing Service (MRIS), to be sure you are aware of every property currently available which meets the stated needs, desires and tastes.
- Continue networking with other realtors on their inventory of current and potential listings; attend realtor broker opens and advise you on homes previewed on your behalf.
- Analysis of improvements costs versus value enhancements of any improvement contemplated on a piece of real estate.
- Provide a competitive market analysis (CMA) on the home of choice before an offer is written.
Contract Preparation and Negotiation
- Provide advice on the specifics of the various listings and how to prepare for the most competitive offer for interested properties.
- Negotiate with listing agent/owner to maximize chances of offer acceptance.
- If offer accepted, provide an overview of the settlement process and next steps.
Other Coordination and Settlement-Related Activities
- Provide referrals for insurance agents and title/settlement firms.
- Work with seller’s agent and the title company to ensure smooth settlement process.
- Coordinate settlement activities, home inspection, termite inspection, appraisal, final walk-through, etc.
- Support your home transition activities (e.g., movers, utilities cancellation and set-ups, address changes, etc…).
- Review HUD-1 Settlement Statement prior to settlement and accompany you to settlement to explain all closing documents and assure a smooth transaction.
