Planning and Preparation
1. Prepare a comparative market analysis (CMA) of your home to determine the fair market value.
2. Recommend contractor(s) for pre-sale fix-up (if necessary), and help coordinate and oversee efforts.
3. Prepare a marketing plan specifically designed for your home.
4. Prepare a full-color brochure on the home for prospective buyers and other brokers.
5. Install an electronic lockbox or otherwise make the property accessible to agents and their buyers when you are not at home.
6. Installation of prominent Long & Foster “For Sale” sign (and associated directional signs) at your home.
Marketing and Outreach
7. Enter your listing in the Multiple Listing System (MLS), accessible to over 10,000 realtors in DC-metro area.
8. Automatic listing of your home in Long & Foster’s international referral and relocation network (outreach to movers to the DC-metro area).
9. Multi-media public marketing, including print, CD-ROM, Internet, etc… Listing on local and national websites.
10. Distribute “Just Listed” announcement cards to target neighborhoods.
11. Organize “Broker’s Open” luncheon to present your home listing to area realtors.
12. Continued communications and outreach to other agents and realty offices in DC-metro area about your home.
13. Follow up on all leads (e.g., buyers, agents, etc…) identified through marketing efforts.
Contracts and Negotiations
14. Screen and qualify all interested prospects.
15. Represent you in the contract negotiations and finalization process.
16. Present all offers and counter-offers and help you analyze the merits of each one.
17. Estimate the net proceeds you can expect from the final sale of your home.
Other Coordination and Settlement-Related Activities
18. Keep you informed on the progress of the credit and financial approval of the buyers.
19. Work with buyer’s agent and the title company to ensure smooth settlement process.
20. Coordinate settlement activities, home inspection, termite inspection, appraisal, final walk-through, etc.
21. Support your home transition activities (e.g., movers, utilities cancellation and set-ups, address changes, etc…).
22. Review HUD-1 Settlement Statement prior to settlement and accompany you to settlement to explain all closing documents and assure a smooth transaction.
