Buyers Land An Off-Market Single-Family Home in Cole Valley

Selling real estate in San Francisco is a fast-paced and wonderfully fulfilling career! Few things are more exhilarating for me than seeing how happy a client is during a home purchase or sale and feeling satisfied, knowing I guided them through an important chapter in their lives. Here is one such story about a delightful couple expecting their first child and how I helped them land an off-market home in the Cole Valley neighborhood.

It's All About That Local Market Expertise

As the new year began, I got word of an exclusive off-market home in the Cole Valley neighborhood that looked like an excellent fit. The single-family residence was constructed in 1923. It features beautiful architectural elements, leafy Tank Hill and Sutro Forrest outlooks, and proximity to Cole Valley amenities and Golden Gate Park. Located on coveted Shrader Street, the home had the ideal open floor plan, public rooms anchored by a wood-burning fireplace, a garage with plenty of storage space for the growing family, a main level with two private bedrooms, a walkout deck that spans the width of the property, and a lower level with a third bedroom, a family room, and a full bath. 

Justifiably, my clients were super excited when they saw the house. We collaborated intently on the offer strategy and submitted an immediate offer with solid terms. 



Relationships In The Agent Community Matter

Given that the home was off-market, the seller was slightly hesitant as the property had yet to receive exposure. Fortunately, the seller's agent and I have a terrific rapport, strengthened by working together on three recent property sales and closings. Most importantly, there was a significant atmosphere of trust between my buyer clients, myself, and the seller's agent, making conversations and negotiations copacetic between all parties. After some back-and-forth and thoughtful negotiations, a deal was put together, and a contract was put in place!
